The Zoning Board of Appeals of the Town of Schaghticoke met at the Town Hall, 290 Northline Drive, Melrose, New York 12121 on Thursday, April 2, 2026.
Regular meeting — 7:00 PM
Roll call took place.
Present: Ed McDonough (Chairman), Nick Bayly, Rich Geddis, Lettie Saheim, Jay Shover. Absent: None.
Elizabeth Hale, Clerk, was present.
Approval of prior minutes
The Board reviewed the minutes of March 5, 2026. Lettie Saheim made a motion to approve the minutes as submitted; Rich Geddis seconded.

Andrew Clark — proposed garage (Application #3-26)
Andrew Clark, of 39 Northline Drive (Tax Map #41.-1-37.2), appeared to propose the construction of a 30′ × 40′ × 18′-high garage in an RA district at his residence. Mr. Clark distributed copies of his application to each member and submitted the application fee of $150.
Mr. Clark explained that in February his garage was lost to fire and that he intends to rebuild on the same footprint, but adding height and a lean-to structure on the side. The Board reviewed and discussed the application and determined that, given the 5′ side-yard setback and the 18′-high proposed garage, Mr. Clark will require a 13′ area variance to meet the Zoning Code.
Ed McDonough made a motion to hold a public hearing for Application #3-26 of Andrew Clark at the next regularly scheduled meeting on May 7, 2026 at 7 p.m.; Rich Geddis seconded.

Chairman McDonough explained the sequence of the application process and hearing, and suggested that Mr. Clark speak with his neighbors about the project to encourage their support.

Chairman McDonough noted that there had been no further information regarding a previously discussed matter.
